Fantastic lower level condo in Woodson Bend Resort. Being sold mostly furnished. So much to say about this one. Beautiful wood, tile & carpeted floors. It does have the expanded side porch which is super nice. A wall of glass off the living room exposes you to the beautiful outdoors. It's like living in a tree house. Walk in showers. Electric blinds. When the HVAC was replaced, the old ductwork removed so that gives the ceilings an elevated sense of spaciousness. Both bedrooms are very spacious due to the 12 ft. bumpout of the side corner. One of the best features is the golf cart storage this is the basement in the listing. It's a golf cart storage. Very tidy and organized there's even a little workshop there. This is a fantastic unit. Let's talk Let about Woodson Bend. Woodson Bend was developed in 1972 as a getaway destination for Lake Cumberland visitors. Somewhere to give it's visitors a nice place to invest in and stay a reasonable distance from home with of amenities such as golf, pool, tennis courts- at the time horseback riding. Over the years has done very well in providing for its owners and have generally seen a greater appreciation than most other lake properties. If you think about it, what you are really looking for is a place to sleep and hang out. It's a vacation place so you will be out having fun. You won't be inside much. Yes you want a nice place of course. In general, dollar for dollar you can get a better appointed property there verses a stand alone property. A $300,000 Woodson Bend unit is going to be quite a bit better than a $300,000 stand alone property. What about the HOA? This is where most people pause when considering Woodson Bend. They are worried it is just an expense. The HOA is the cost of ownership rolled altogether and shared with other owners making it more affordable. The HOA includes: 24-hour gated security Building insurance (a significant portion) Building maintenance Daily garbage pickup Pool Pickle ball & tennis courts Water and sewer (not on septic) Lawn maintenance Lee Trevino designed golf course (extra but reasonable) Plus there is a nice restaurant on site! What this translates to is little maintenance on your part so you can enjoy your vacation while you are there and not worry about it when you are away. Peace of mind. If you compare a standalone property expenses to WB HOA, it is very comparable...often less. This is mostly due to expense of standalone home insurance.
