Four lots. One development. A chance to control the opportunity before the neighborhood around it is fully built out. McKnight Estates consists of four recorded residential homesites totaling approximately 4.29 acres in the growing Oldtown/Priest River corridor. Offered together, the package gives a builder or investor the ability to control four neighboring homesites ranging from approximately .56 to 2 acres, each with a different elevation, view profile and potential finished product. The development sits elevated above the residential growth below, with larger lots and mountain and territorial views that create an opportunity to offer something distinctly different from the smaller homesites being developed nearby. A substantial amount of the development work is already behind you: water and sewer infrastructure, underground electrical, drainage improvements and road base are in place. The private road is currently at base course, with final asphalt not yet installed. No HOA or CC&Rs. The hillside is part of the opportunity. Thoughtful daylight-basement and multilevel designs could capitalize on the grade while orienting living spaces toward the views. Build and sell individually, phase four specs over time, or create a cohesive collection of homes positioned above the surrounding development. Individual lots also available. Recorded plat and extensive development documentation available.
