Investor/renovation opportunity being sold strictly AS-IS. Home has been vacant for over 20 years and is in very poor condition, with holes in the roof, deteriorated flooring, and evidence of raccoons occupying the structure. Seller will make no repairs. Property consists of approximately 0.34 acres. Per township zoning, rebuilding may be permitted using the existing footprint only and may not be altered. Per the Health Department, a new soil test in the front yard or west side of the home will be required to determine whether a new septic system can be installed. Existing septic reportedly consists of a 300-gallon tank last pumped in 1992. Due to lot size, the Health Department has indicated that any rebuilt residence would be limited to a maximum of 3 bedrooms. CURB OFFERS ONLY. NO ENTRY PRIOR TO ACCEPTED OFFER. Following acceptance, buyer and buyer's agent may enter the property only after both have executed and returned a Hold Harmless Agreement to the listing agent.
