Hubbard Irrigated Hay Farms is a meticulously cared for 775-acre alfalfa farm with extensive water rights. The farm is located three miles north of Tularosa, NM and 40 miles Southwest of Ruidoso, NM. Irrigation Network
1,600 acre feet of water rights and extensive irrigation infrastructure convey with the property. Irrigation infrastructure consists of seven irrigation wells and one domestic well all equipped with submersible electric pumps. The irrigation wells currently pump 4,000 gallons per minute. The irrigation system is tied together and operated by two Variable Frequency Drives (VFDs). These electric controllers vary the speed of the pump motors, allowing the pumps to respond smoothly and efficiently to fluctuations in flow and/or pressure demand. As more water valves are opened, the wells automatically pump more water. Water is dispersed through four center pivot sprinklers. Two Valley and two Zimmatic that are optimized for liquid ejection with 3,000 gallon fertilizer tanks. There are also two areas of side roll sprinklers.
Crop Production
The farm currently produces premium alfalfa hay bales. Current alfalfa hay production is approximately 4,000 tons per year. The alfalfa averages six cuttings per year. Currently operated through a lucrative crop share lease with potential continuation to a future buyer. This farm has the opportunity to be a turnkey operation with absentee ownership.
There is residential development potential along either bordering highway, potential solar opportunities, or additional farm acreage.
Property Improvements
The property includes a 36,000 square foot hay barn, a 7,000 square foot east hay barn, fully equipped maintenance shop, two bedroom, two bathroom Farm House, four fenced paddocks with automated drinkers for livestock, and RV hookups. The maintenance shop has a drive through bay, large lift, bathroom, and commercial grade RO system with 10,000 gallon storage capacity. Three 1,000 gallon fuel tanks set adjacent to the shop. Recreational Opportunities
The property provides hunting opportunities for oryx, deer, coyotes, bobcats, and quail. There are opportunities to enter game leases that are not currently exploited. Ruidoso offers horse racing at the Ruidoso Downs Racetrack, Inn of the Mountain Gods casino, snow skiing at Ski Apache, five excellent mountain golf courses, and the Lincoln National Forest. The cities of Alamogordo, Las Cruces, and El Paso are located South of the farm.
Tularosa Basin and Climate
The Tularosa Basin is an endorheic (closed) basin, meaning water does not flow out to the sea but instead collects in playas. The primary surface drainage includes intermittent streams and arroyos. The Salt Basin aquifer system underlies much of the area, serving as a groundwater resource. The region is arid to semi-arid, with hot summers and mild winters.
