Matthew Osman is a Charlotte-based Realtor, Investor-Focused, CoLiving operator, and industry infrastructure builder who has become one of North Carolina’s leading resources for co living investors. Originally from Detroit, Michigan by way of St. Croix, Matthew brings a deep appreciation for community, resilience, and relationship-driven business to everything he builds in real estate. After becoming licensed in 2017 and joining Coldwell Banker in 2020, Matthew carved out a niche specializing in CoLiving and investor-focused transactions. He has closed over 50 co living homes, working closely as Sam Wegert’s personal North Carolina Realtor and serving as a national resource for students of Scale Your Real Estate School — helping operators implement, execute, and scale responsibly. Beyond transactions, Matthew, with Sam Wegert, has helped develop the Invoice Authorization strategy that gets sellers to pay the contractors for your CoLiving renovations at closing — a process now being utilized in real estate transactions nationwide. Seeing the insurance gap for shared housing operators, he went a step further — earning his insurance license to help create the CoLiving Protect+ policy, in partnership with Williams Insurance Services, designed specifically to protect co-living investors. As an active co-living owner himself, Matthew blends strategy with hands-on experience, with a mission to help investors scale responsibly while creating community-driven housing solutions.
