Due to being uninhabitable, the Listing Agent has not inspected the the interior of any buildings, because of liability and safety concerns. For the same liability reasons, no showings or access to the interior of any existing structures will not be allowed. Buyer agrees that the purchase is being made based solely on exterior viewing and publicly available information. All information used in marketing, advertising, and listing the Property was obtained from public sources and/or the Multiple Listing Service (MLS). Seller and Buyer further agree that all existing structures on the Property shall be torn down, removed, and the site cleaned and cleared within 6 months after closing. Seller also represents that the Property is located within, or is expected to be placed within, an Enterprise Zone, which may provide certain tax incentives, including property tax abatement for up to ten (10) years and sales-tax exemptions for rebuilding activities.
