Hi, I’m Meredith Van Vaals, also known as “Realty Mere,” a residential real estate professional and proud member of Coldwell Banker Global Luxury. I’m a Midwestern girl at heart, but Southwest Florida has always felt like home. My grandfather was once Mayor of Naples, and I knew from an early age that I would eventually make this area my home. I moved to St. Pete Beach in 2005 and to Lakewood Ranch in 2008, where my husband and I now live, work, and play. With a Master’s degree in Business and Marketing and a background as a Fortune 500 sales executive, I bring strong marketing, negotiation, and business strategy to every transaction. For sellers, my job goes far beyond putting a home on the MLS. I help determine the right pricing and positioning strategy, identify the most likely buyer, and determine what makes your property stand out from the competition. I look closely at the neighborhood, competing listings, recent sales, condition, presentation, lifestyle, and unique features of the home. Then I build the marketing around those differences. From staging and professional photography and video to advertising, negotiation, and closing, I manage the process from beginning to end. For buyers, I use my knowledge of Southwest Florida and my negotiation experience to help clients find the right home, in the right location, at the right price—and structure the strongest possible offer. Rentals are also a significant part of my business. I assist with approximately 40–45 rentals each year, including annual, seasonal, furnished, turnkey, and luxury properties. I help owners with pricing, marketing, tenant screening, showings, lease coordination, and move-in preparation. This extensive rental experience also allows me to advise investors and second-home owners on rental potential and market demand. I have been a Coldwell Banker Global Luxury Agent since 2020, am an Accredited Buyer’s Representative (ABR®), and close more than $10 million in real estate transactions annually. I am ranked 12th in Southwest Florida for Coldwell Banker in closed transactions, and my Google Business profile has earned consistent 5-star reviews.
