Business Philosophy In today’s real estate market place, I would stress this ancient Latin warning, “buyer beware”! Since my inception as a realtor, nearly a quarter century ago, I have witnessed buyers’ increasing reliance on internet sites to educate themselves on available homes for sale. They deprive themselves of the overview that can only be offered by a seasoned agent who has been intimately involved in the Greenwich marketplace, working with builders, inspectors, appraisers, attorneys, contractors, and, literally, hundreds of contented buyers through a variety of market conditions. Soliciting the professional help that is available to them through buyer agency, buyers will inevitably purchase the home that best satisfies their needs at the most favorable price, AND, this help is FREE. Buyer agents do not get payed for their help by their clients! I have been rewarded, not by my clients’ pocketbooks, but by the pleasure of watching their children grow up in a house that I helped them purchase, and being a part of their families for a whole generation, eventually, even working with their children, now grown, in finding the perfect home. My generosity of time, concern, knowledge and creativity is well known in the Greenwich real estate community, and has resulted in my garnering annually for almost 24 years, awards for my work, including “Elite” status (top 2% of agents nationwide), “Top Ten” and “Top Twenty” agents in Connecticut/New York, and top agent in the Greenwich Office nearly every month that the honor was conferred. Shortly after starting my real estate career, I sold the most expensive home in Connecticut (1998) for over $8,000,000. My estimate of asking price, and probable ultimate selling price when listing a house for sale almost always tallies with my intuitive estimate, based on having sold over 500 homes during my career. Having taught creative writing as an instructor at University of Cincinnati, I have produced some of the most exciting and original ad copy, and my success as an artist offers free “staging” advice to sellers, and often makes the difference in selling their home. I have devoted FULL TIME attention to my clients, both buyers and sellers, and they have rewarded me by adopting me into their lives. My career as a realtor has been my greatest pleasure, and I hope to help as many folks as possible come to Greenwich to stay, and enjoy its bounties as much as I have. Education and Training Besides a B.A. (English Lit.), M.A. (British and American Lit.), and Ph.D (British and American Lit.), I completed the coursework for a Ph.D. in Judaica, and attended New York University School of Law. I received my training in real estate at New York University as well, at their Real Estate Institute. I held a New York real estate license prior to moving to Connecticut, and I was the President for several years of a 100 apartment Co-op at 520 E. 76th St. in New York City.! Awards and Designations Top 10 agents in Connecticut/Westchester 2006/2007. International President's Elite (top 1.6% of 61,000 Coldwell Banker agents nationwide)-1998-2007. International President's Circle 2000, 2001, 2008, 2018 International Diamond Society 2009, 2010, 2011, 2012, 2013, 2017 International Sterling Society 2014, 2016 President's Club 1997. Coldwell Banker Agent of the Month (transactional volume/dollar volume): 42 Time Winner Largest sale of the Year in CT-1998 ($8,000,000) Sold to date: over 250 houses/condos; $255 Million+ Most creative advertising in print media! Areas of Expertise My business encompasses ALL dollar ranges and types of properties and reaches beyond Greenwich as far as Redding, CT. It has often been cited as a perfect business model! While I have specialized in the condominium market, I have also sold large homes and estates in Mid-country and Back-country Greenwich, and waterfront properties. Significantly, I have sold over 30 speculative new construction homes representing many builders. All of these new homes have had contracts BEFORE they were completed! Community Involvement As an avid sailor, I have taught the "Basic Boating" Course for the Captain's Harbor Power Squadron for many years. The course is available as an adult education opportunity at Greenwich High School's Adult Education Program. I am a member of Old Greenwich Yacht Club and race my sloop, Interim, in Yacht Racing Association Sunday races. I belong to Temple Sholom and attend services there. Personal Background It is fitting that my final, and favorite career, is in real estate. Earlier portions of my life prepared me ideally to succeed as a realtor in Greenwich. My first career, as an instructor in English and American Literature, and Creative Writing at Case Western Reserve University, University of Cincinnati, and Xavier University honed me as a wordsmith (great advertising copy). Following teaching, as the head of the sales division of a large paper corporation, I perfected the art of salesmanship. After all, disposable diapers, toilet paper, and facial tissue are not the most charismatic products. How much more interesting is the sale of beautiful homes in a beautiful place like Greenwich, Ct.!! The creativity required to make a product as appealing as possible is so much less arduous when the product is often desirable in itself. during the past several years, I have successfully taken up painting, which has, in turn, helped me to bring my listings to appetizing from not sometimes not as desirable looking as they could be. I am at the acme of my art as a realtor, having brought together an interesting array of endeavors to now benefit my clients. Communities I Serve Working with builders, I have listed sub-divisions in Redding, Norwalk, and Stamford and Greenwich. In Greenwich alone, I have marketed 22 brand new condominiums (many sold from plans before construction), and several new single family homes. As a Greenwich resident for 26 years, the Greenwich market has always been central to my business.
