Will Butler Broker Associate | Coldwell Banker Realty | Fremont • Pleasanton • Livermore, California Will Butler is an experienced East Bay real estate professional with more than five decades of experience in residential real estate, brokerage leadership, sales, training, recruiting, transaction management, and client service. After more than 36 years in brokerage leadership with Coldwell Banker Realty, Will transitioned in June 2026 from Managing Broker to Broker Associate, returning his focus to working directly with buyers, sellers, investors, and fellow real estate professionals. During his management career, he led and supported brokerage organizations with as many as 200+ agents and staff, providing guidance in sales, negotiations, business planning, compliance, marketing, recruiting, and professional development. Will also brings extensive experience in REO, foreclosure, and distressed-property transactions throughout Northern California. His experience includes closing more than 150 foreclosure and REO transactions and completing more than 200 BPO, Cash-for-Keys, and related property assignments across Alameda, Contra Costa, and Santa Clara counties. He has worked closely with agents, asset managers, vendors, clients, and other stakeholders to successfully navigate complex transactions and property dispositions. Will began his full-time real estate career in Fremont in 1975. Early in his career, he was recognized as the youngest member of his company's President's Club in 1976, earned Top 10% company sales recognition, and received a 1977 Award for Diligence for his prospecting and farming efforts. He closed more than 50 escrows in each of 1977 and 1978 and has personally closed more than 450 real estate transactions throughout his career. Today, Will combines decades of practical market experience with strong communication, problem-solving, negotiation, and transaction skills. His goal is to provide knowledgeable, responsive, and experienced representation to clients throughout the East Bay.
