Making your next real estate transaction a smooth move is my goal. Knowledge is power and I would like to guide you through this process. Experience, Education and Expertise, and Service are so vital to me. I have several designations (CRS, ABR , SFR, GRI, CNE) behind my name which involves classroom, tests and selling lots of real estate to receive these honors. I have received Presidential Achievement Award of the Albany Board of REALTORS every year since I began real estate in 2005. In 2013 I was awarded number 1 salesman in state of Georgia and number 5 in Southeast. Since 2010, I have receive the Gold Circle of Excellence of Coldwell Banker Walden & Kirkland. In 2013 I was awarded the number 1 salesperson in state of Georgia and number 5 in the Southeast Region.

However,The most important goal to me is giving back to the community. I am a member and volunteered in many areas through the Junior League of Albany, Charity League, Palmyra Garden Center, & First Methodist Church. The last two years I have been chairman of "Run for the Wounded Heroes" benefiting the Wounded Warrior Project. We are blessed to have so many sponsors to support this run which will help our military men and women who have given up so much for you and me. Also I have started a project called "God's recipe" . On the fourth Monday of every month we fill medicine bottles with hope scriptures and distribute them to nursing homes, hospitals and other nonprofit organizations. These bottles have provided so much hope to individuals who are facing sickness, and other trials and tribulations. In essence,being a blessing to others through volunteering as well as a REALTOR is very important to me.

My wife and I are new to south GA and were lucky enough to meet Mary Linda at our very first home viewing. She has proven to be a major source of information and guidance. After viewing several properties with Mary Linda we decided to make an offer on an older home. She was so proactive in making sure every detail was addressed and provided all the documentation the mortgage company needed. There were a few issues with the home that turned up in the home inspection and Mary Linda addresses and negotiated each one of them in our favor.

Mary Linda helped up sale our home quickly in the off season. We were worried about the timing our home was being placed on the market byte she went all out to market it and get buyers in the home. Our home was listed less than a week before we had a full asking price offer on the table. Even through a hurricane, she stayed committed to helping us meet our closing date.

We bought this home somewhat sight unseen. This was a purchase for our 90yr old Grandmother and 65yr old Father, they live in Georgia, we live in Illinois. It was up to them, as first time home owners to reassure us as home buyers that this was in fact a good deal. Mrs. Cotten led the way and our loved ones followed her lead! There couldn't be a more efficient, professional, empathetic person to work with! Mrs. Cotten is a phenomenal realtor and knows Albany like the back of her hand. I would highly recommend Mrs. Cotten to anyone looking for a home in the Albany area. She was a pleasure to work with. She is extremely knowledgeable and knows exactly what questions to ask of both the buyer and seller. She was very dedicated to finding the house that fit the needs of both myself and my wife. I will also say that my schedule is very chaotic at best. It changes daily. I would call her sometimes with only a few hours notice that I was available to look at homes, and she was able to meet my needs every single time. I cant imagine anyone more accommodating.

We were so lucky to find Mary Linda. I was only in town for 2 days. I had a list of 20 houses. Not only did she show me all of the houses, but she also took me to 2 country clubs, and a nursing home. (The nursing home was for my father-in-law who lives with us but may need more care in the future.) She went above and beyond her duty. She not only knows the neighborhoods, but she knows the people as well. She is also very friendly, and helped us tremendously with the negotiations. Oh, and I almost forgot. The house we ended up buying wasn't even on our list of houses to look at. I told her my needs, and she suggested we check out this house that may suit us. Turns out she was right! I love this house, and if it wasn't for her, I wouldn't even know it existed. I highly recommend Mary Linda as a Realtor.
