Heidi is the most professional and effective real estate agent I have worked with. Heidi initially provided me with information regarding real estate in Fallbrook at my request. For over a year Heidi continued to reach out to me sending information and answering questions that I had. Heidi proactively researched the property and shared the information she had received. The opportunity at hand was modest and involved two probates on one home. I live in Northern California, the other executor lives in Wisconsin. When I mentioned to Heidi that I would not be hiring a probate attorney she indicated she would partner with another real estate professional that could provide the probate expertise needed. Other real estate agents approached would not work me because I did not hire a probate attorney. The probate process is complicated and slow and it took over a year for both probates to be granted permission to sell the home. Heidi was aware that I did not have the ability to hire her and that she would need to prove herself to the second executor. In a conference call that lasted about 45 minutes Heidi secured the approval of the second executor. Heidi used Electronic signatures to ensure both executors could easily and quickly sign the numerous documents needed to list and sell the property. Heidi's expertise and knowledge of the Fallbrook real estate resulted in a list price and offers within a couple of weeks the home was listed. The house was quickly pending sale and it would remain pending sale until sold. While the house was listed as pending sale in less than 2 weeks there would be 3 offers and two cancellations before sold. Heidi and her team were aware that cancellations were possible and had other interested buyers ready. Heidi managed the cancellations and having other offers ready to be accepted was a relief as a seller. The house was listed on 08/2/2019 and closed on 9/16/2019. The house could have closed in less than two weeks but probate required notification to beneficiaries. The sale price was higher than expected given the outcomes of many inspections. Heidi's marketing and negotiating skills coupled with her market knowledge were key in getting the house sold quickly. Also key is that Heidi did not shy away from the complexity of a probate sale.
