OBX Mid-Year Market Report

     

    The Outer Banks market continues to be strong! 

    As of the end of June, although the units are down slightly in all categories, the dollars are up and the average days on the market is much shorter. The average sales price of $424,626 for all residential sales represents the highest the area has seen in nearly 10 years ($460k in 2008). 

    Lack of inventory continues to impact the market and according to the Outer Banks Association of Realtors (OBAR), inventory is currently running 4% lower than last year.

    Hatteras Island MLS Fun Facts:

    • The Rodanthe/Waves/Salvo area has the highest average sales price of $475,177 and the highest number of oceanfront homes sold (8)
    • With 46 units sold, the Buxton/Frisco/Hatteras area had the highest number of units sold for the first half of this year.
