My day is divided roughly in two parts - my work "in" the business and my work "on" the business. The first and larger part of my work is my work "in" the business in my partnership with top producing Lakewood/Golden-based agent Audi Lundy as part of our residential real estate services team - The Lundy Team at Coldwell Banker (over $110,000,000 in sales to date, 225+ transactions). The other half is my work "on" the business with my efforts directed at continually trying to improve our client experience, the quality of our services, the efficiency of our operations, and the quality of our marketing.
We have for the last few years done almost exactly 50% of our deals each year with sellers, and 50% with buyers, many of these with repeat clients or from referrals. It is not uncommon for us to work with them on their sale and their purchase. We are a high touch team and are more than willing to hand-hold. Our investor clients (and often are Sellers) rarely need quite so much communication, but sometimes need project management of pre-sale renovations. This is one of our specialties, as we bring in our team of contractors and make only those improvements that will bring about the biggest bang for your buck on the resale, making it both easier and more profitable. The focus for many of our buyer clients is either in educating them on each step of the process, while also providing guidance, to allow them to have the information they need to make the best decision for themselves. Or on helping a buyer who has very particular location or building needs. Some clients we have worked with for yours before finding them the property that met their needs. They're a lot of work, but also quite exiting when you finally find the right property.
We call ourselves a "Full-Service" team and take that quite seriously, don't be afraid to ask if you have unusual needs or require help that you don't envision being within the scope of a traditional real estate team. While we have sold properties as far North as Boulder, as far South as Castle Rock, West into the Rockies and East into the Plains, our area of greatest expertise is the West side of the Denver Metro area. In particular Golden, Lakewood, Wheat Ridge, Arvada, Denver, Evergreen, and Genesee.
On a side not I've spent much of the last 6 months of 2017 and first few months of 2018 identifying house hacking opportunities on the West side of the Denver Metro area for myself (and continue to do so) so in that sense I've developed a bit of specialty in lower price-point house hacking opportunities on the West side.
