Mountain House is relatively a new community compared to Tracy. It is located in proximity to Livermore and it is only about 15 miles to Livermore. Basically, it is just the other side of Altamont mountains from Livermore. While more new houses are being built continuously, the community is still small. For those who want to buy newer and nicer houses than Livermore, Dublin or Pleasanton can check Mountain House to see if fits your needs. The other good reason is it is very close 205/580 Freeway and if you have to drive to Tracy, it is only about 5 miles away. When I bought my home in Tracy, I did also check out some houses in Mountain House and looked at Mountain House as one of my options. However, after debating back and forth with my wife, we decided to buy our house in Tracy instead of Mountain House even we commuted to work in the Bay Area at the time because of several reasons below: 1. Mountain House does not offer any retail stores, restaurants or shopping center at all; not even a coffee shop or a gas station. Though there is a plan to build a shopping center at Mountain House, for many years now I have not seen any construction started at the time so far (I wrote this Insight February 2019). People who live in Mountain House have to go to either Tracy or Livermore or other close by cities for their groceries shopping. 2. There is no ACE train station at Mountain House. For those who take ACE train to work in the Bay Area, you have to either drive to Tracy or Vasco and take a train from there. 3. While Mountain House is closer to 205 Freeway, The freeway entrance is jammed up in the morning and the traffic around the area can be unbearable to get on the Freeway. 4. There is no gym, clinic or hospital at Mountain House. Again, people have to go to Livermore or Tracy for their fitness and health care. This is a big facture for me. 5. If you decided to buy a home in Mountain House, don't be surprised that you may have to pay for HOA fees or special tax assessments and of course houses in Mountain House are more expensive than houses in Tracy in general. These are some of the drawbacks of living in Mountain House but these might be just for me. You may not have any issue with these because your situation and Mountain House can be a very good option for you. Mountain House offers you newer community and nicer houses with beautiful parks for children and families. For those who commute to work in the Bay Area, you are closer than living in Tracy, Manteca or Lathrop. There is a plan to build a shopping center and add train station at Mountain House in the work. So in the future, people who live in Mountain House may not face these issues anymore. I have heard a lot of good things about Mountain House in terms of their school ratings.
