About Karl

  • I'm not particularly cute, or funny, or nice -- Hi. My name is Karl Zarling, and I've seen how people sometimes choose a REALTOR®. Maybe the name was familiar, or you went to the same high school. Or your Uncle Ed swears that he's a super nice guy, or somebody just told you what you wanted to hear. Some of you might pick the prettiest girl on some company's roster page. That's just wonderful. Over these years I've earned a reputation for getting the job done and providing you the very best outcome, whether you're looking to sell or buy a home. I'm great at this because I think, communicate, market, negotiate, inform, and protect. I work hard and smart. Nobody wants to sell your place more than me (okay, besides you), and I'm a great guy to have on your side when you're making a purchase. I'll work all over the place, and I'm particularly strong with waterfront and high end properties.
  • For you sellers out there -- Probably the #1 reason I've been with the NRT group of Coldwell Banker all these years is all about blanket coverage, maximum exposure of your listing all over the web, and their providing me with every tool possible to help me do my job better. Never mind that it's a national name that out-of-staters know and trust. And most of the rest is on me. YOUR listing is the most important to you, and to me, too.
  • For buyers that want to do this right -- I shoot very straight, I know my stuff, and you can put away the image of the guy in the brown suit and glued down hair just trying to sell you something. I'm not gonna just sell you on anything. I'll inform, and we'll talk about it. Give me a shout and you might be pleasantly surprised by a real estate guy. You maybe know this already, but this is free for you, as buyers (with the exception of for sale by owner properties, mostly...call me for details).
  • Areas of expertise -- Listing and marketing homes for sale - this isn't for everybody, and it's what I like best * Lake and recreational properties - also not for everybody, very much a niche market, requires experience * For-sale-by-owner jump starts, or re-listing an expired - sometimes you just need the right agent and plan * Buyer assistance and negotiation - experience as a listing agent has taught me how to work things from the buyer side
  • Have house - will travel -- As I said, I get around. I'll generally list homes for sale in most of Dodge, Waukesha, Milwaukee, Ozaukee, and Washington Counties, and sometimes outside this area at my discretion. * I'll work as a Buyer's Agent (to purchase properties that are not my listings) at my discretion, depending upon numerous factors. There is no charge to the buyer for this (exception: for sale by owner property; call me for details). * I'm licensed to work anywhere in the State of Wisconsin. * I have access to national staff and resources to help clients and friends anywhere in the country in buying or selling property.
