    My Client Testimonials

Outstanding is the only adjective I have to describe the professionalism regarding this gentleman. He was extraordinary in his understanding of our situation, patient as we struggled to get things done, and professional by all standards during and after the sale of our property. It is without hesitation that I recommend his services to you as a client. I have no higher recommendation. Bill B.
We are very pleased to write a letter of recommendation for Bobby Sanford regarding the wonderful job he did for us in the sale of old home and in the purchase of our new one. We have been asked collectively and individually to write many letters of recommendation in the past, but are most excited about this one. Buying and selling a house can be a very stressful process - even when you've "been there done that" 3 times prior. Not only was he knowledgeable and personable, but he went over and above what we experienced with any other realtor we have worked with in the past. Of course, we know- as Bobby taught us ' you cannot change the location of your house - only the price and the condition (updates). We found his input on recommended changes/updates to our old house to be spot on. We listed our previous home with Bobby in February of this year and closed on a final sale in June - just 4 short months and 3 offers later. This was after our house had been on the market for almost a year without any offers. Immediately after closing, Bobby was hard at work helping us to find our new home. He knew we were empty nesters and this move would be it for us. He worked hard to find out what we wanted including the area in which we wanted to live. He provided us daily with a narrowed-down search of homes that met our specifications. This took a lot of the frustration out of looking and being disappointed as had happened in prior experiences. We found our new home and closed in July. Bobby Sanford was much more that just our realtor, he quickly became our advocate in helping to get work finished that had been promised prior to the closing. When our work schedules would not allow us to be home, Bobby volunteered his time to stay at our house and supervise workers and make sure everything was done and our house was secure. This type of commitment and work ethic is rare in any profession, but especially in any type of sales. He is much more than a realtor - we consider him a friend. The added bonus was the fact that Bobby is a member of Homes for Heroes - an organization that gives back to Veterans, Nurses, EMT's, etc. He also recommended People's Mortgage - which initially financed our home. Because of our Homes for Heroes check, we were able to purchase custom blinds throughout our new home and buy dining room furniture. We are happy to recommend Bobby Sanford to anyone and everyone we come in contact with who is looking for a realtor, think they might be looking for a realtor, and even people that we think should be looking for a realtor. To sum it up, a common phrase in our household and in public or private conversation - "Bobby Sanford is the man!!!" Anthony & Joy I.
This letter is written on behalf of Bobby Sanford, a real estate agent with Coldwell Banker Wallace & Wallace, REALTORS. I signed with Bobby in June 2015, with the intention of listing my West Knoxville 4 bedroom, 3 bath home, on July 1, 2015. We sold my home in September and closed on November 12, 2015. He came to me by way of a recommendation from the Estate Sale Company who was handling my sale at the time. Bobby is a young (to me, as I'm a Senior Citizen), energetic individual who is dedicated to his craft and most personable. His initial presentation to me concerning his company, how they work and "attack" the sale, what I could expect, and statistics on the sale of home under their listing. He diligently compared my home to like homes in regard to size, location, age, condition, etc. in order to decide upon a realistic asking price. Not having been in the housing market for 21 years, and my husband being deceased, I had no concept on how to do this, therefore, I valued his input greatly. He was always receptive to my thoughts and suggestions and answered texts immediately. I greatly appreciated not being left hanging when I'd reach out to him. He was generous with his time and we became friends, as well. He most generously and thoughtfully provided assistance to me in areas of my life not directly concerning my home. I offer this information to highlight just what kind of person he is outside of the housing market. He is active in his community and with his church family. I know him to be truthful and not overbearing - he did not ever pressure me in any way. He always made himself available to me and to show my home. I also know him to be an involved and loving Husband, Father, and Grandfather, always making time in his busy life for these and other family members. Bobby is a credit to his parents, faith, community, family, and himself. I recommend him without reservation and wish you, the reader of this letter, as good a luck in selling your home as I had. It starts with signing with a responsible, knowledgeable, honest Agent, like Bobby Sanford. Barbara S.
Mark and I would like to extend a sincere word of gratitude for your generous house warming gift as well as your willingness to help us navigate the house buying process over the last few months. Whether it was looking at homes in the middle of the evening in the middle of winter or unlocking the door to our dream home this spring, you were there each step of the way. We are truly grateful for the service you provided us with and will certainly recommend you to friends and family who may be interested in buying or selling a home. Michelle G.
I wanted to thank you for guiding me through the difficult process of finding and buying a new home. From the beginning you listened to my needs and concerns and focused your search on the homes I was interested in. You spent a great deal of time showing me homes and re-showing me homes we had already seen as I was trying to make my decision. You were very observant of particular likes and dislikes that I stated in each home we went into so your could fine-tune your search for me in finding a home I wanted. Anytime day or night I could contact you with a question or concern and you would respond quickly to my needs. I never felt rushed into making decisions I wasn't comfortable with. I appreciate all you have done for me in this process and I will make sure and recommend you in the future to any of my friends who are looking at buying or selling real estate in this area. Brian M.
We would like to tell you how much we appreciate you. Without your services, I have no doubt that Uncle Jim's condo would still be for sale. I can't believe it sold within 2 months of the listing date! You gave us excellent advice on staging and pricing. Selling the property was almost effortless. We live 400 miles away and expected to have to make many trips to Knoxville. You took care of all the details and did a great job keeping us informed. Settling an estate is not easy, but selling the property was one thing that we did not have to worry about. Suzanne B.
I am writing to recommend Bobby & Kim Sanford as REALTORS based on our personal experience. We have full confidence in their capabilities. Greg & I had the pleasure of working closely with Bobby during our recent relocation to the Knoxville area. His professionalism was obvious from the moment we met. Bobby's uncanny ability to grasp what we wanted very quickly made us feel comfortable with him. Bobby's always pleasant & positive. He was actually fun to work with. Bobby's organizational skills allowed us to quickly view several homes based on our requirements. While working with him we discovered his great connection with his clients and relentless perseverance to find the perfect home. Bobby & Kim are also able to work effectively with others, for the benefit of their clients. After finding us a home that met almost everything on our "wish list", they worked diligently to make it ours. Their incredible adaptability to any situation allows them to excel as REALTORS. We really enjoyed working with both of them. With their abilities, adaptability, and dedication they make a great team. We have no doubts you will be exceptionally pleased if you hire them. If you have any questions, please feel free to contact us. Their relentless motivation & knowledge of real estate is an asset to all who work with them. Sincerely, Polly & Greg
Thanks for all your experience, patience, & understanding during our real estate sale. I think it really made a difference. The house needed to be full again, it had been empty too long, and it was time to start a new chapter. Thanks to you that is beginning. Bob C.
Bobby helped my family sell my Mom's house in Knoxville in a complicated situation where my stepfather had died, Mom was in assisted living, I had her power of attorney, and all her family members lived in Michigan. He helped advise us on the essentials needed to get the house ready to show, recommended other professionals where needed and helped us set a price that got attention and get the home sold quickly. Bobby was able to smoothly facilitate all the needed negotiations and real estate transactions even though I was in Michigan the whole time. Highly recommend! Cleo P.
Bobby, I wanted to send you a short note, thanking you and Kim for all your hard work and support during the sell of one house and the purchase of another. Your use of technology made me feel that I wasn't going to miss out on any potential buyers or home in a very dynamic market. More importantly, your level head and composure kept deals alive when emotions could have easily killed them. I will strongly recommend that any of my friends give you an opportunity when they are in the housing market. John S.
Bobby, Thankful doesn't seem fitting enough to tell you how grateful we that you worked with us. You prepared us, answered questions, went above & beyond and truly made this home buying experience come & go with ease. We can't wait to share your cards & give all the word of mouth referrals we can. Forever Grateful, David & Tosha P.
To Whom It May Concern: We are glad to share what a great experience we had with Bobby Sanford being our REALTOR. It was an adventure looking for the perfect home. After searching house after house we started to feel discouraged about finding the perfect one. We trusted Bobby and he told us not to worry that we would know when we found the perfect one. Sure enough, we finally found that house that we all fell in love with. Bobby has been honest with us from the very beginning of the home buying process. If we had any questions about anything, I knew he would always have an answer for us. He always went above & beyond for us to make sure we were taken care of. Bobby is very professional and we really appreciate everything he has done for us. We definitely recommend Bobby and are thankful he was there when we needed him. Sincerely, Nick & Taylor
We just wanted to take a few minutes to let you know how much we appreciate you! Trying to navigate the homeowners process as first-time home buyers can be very stressful, however you were so helpful with explaining the process to us and ultimately finding us the perfect home. You took all the weight and stress off us and assisted us with a smooth transition into our new home. We now have a home of our own where we can soon start a family and we could not have done it without you. We just wanted to let you know that we are grateful for all your time and effort. We will gladly recommend you to anyone in the future who is considering purchasing a home, especially first-time homebuyers. Again, thank you so much for all your help and for finding us a place to call our own. Ralph T. & Kelsy G.
I'd like to start by telling you our circumstances. In 2010 we returned to my hometown in Illinois after retiring from California. We moved there to help my mom and to bring our daughter to a smaller town atmosphere. Living there was just okay. Definitley not our dream or our dream home. As mom's health worsened it was at a point where all we could do for her was to make her comfrotable. My oldest brother and his wife were accompllishing that. I helped every day but there was only so much I could do for her. All I can say is that dementia is a terrible thing. We have been to Tennessee and it was also an area that would still keep us close enought to other family. We decided it was time to make the move. I heard about Realogy through AARP. They sent me a list and Bobby's name was one of the agents. He called me to introduce himself and I could tell that he was a sincere and caring realtor. I chose to work with Bobby from that moment. We planned our trip and had 4 homes in the area west of Knoxville to look at. On our drive out there and that evening Bobby called to inform us that the first two home were off the market. Our stress level increased, but Bobby assured us that the other homes were nice too and he offered us a home to look at Northeast from Knoxville. On that following morning we met up with Bobby and the first home on our list was not to our liking. Then we went to Rutledge to view the home he picked for us. We loved it. It was very close to Cherokee Lake and view was breath taking. The atmosphoere was so relaxing. This was our dream home and most importatnly, for a damn good price. The rest is history. Bobby stayed on top of things. He was professional throughout and he warmed us up to East Tennessee. We love it here and if Bobby is the example of Tennessee hospitality then I wish all Tennesseeans are like him. He is a great person and a great realtor. We thank him from the bottom of our hearts for helping us find our Dream Home. We will definitely recommend Bobby Sanford to anyone we know that wants to move to Tennessee. Sincerely, Ray & Tawnya R. and Richard B
Bobby Sanford's name was give to us by relatives who were assisted by him in the purchase of their new home a few years earlier. In our first meeting, Bobby listened to our wants and needs for a new home and discussed the selling process of our existing home. He provided his thoughts and formulated a plan to sell and buy our homes. We believe this was very instrumental in receiving 19 offers on our house with all offers either at or above the listed price. Throughout the journey, Bobby was readily available when perspective houses were listed. This was important due to the demands of today's housing market. We were able to purchase our new home with the buying strategy Bobby helped to develop. His professionalism and understanding of this process was extremely helpful and comforting. We cannot thank Bobby Sanford enough for his assistance in selling and buying process and we highly recommend him to any future home buyers! Sincerely, Louis & Marion C.
