Steps to Sell a house........
Prepare exclusive right to sell, cma, seller's net sheet and my plan of action
Client meeting, discuss preparation of home, establish method of communication
Set up Home Warranty, take photos, install lock box & sign
Submit to Multiple Listing Service
When offer is accepted, deposit earnest money receipt
Send copy of contract to lender
Check to make sure appraisal has been ordered.
Check with lender many times to make sure loan is processed
Negotiate Home Inspection Report from buyer
Keep calling lender to verify status of buyer's loan
Verify walk thru
Remind seller to leave utilities on until after close of escrow
Make sure loan documents are received 3 days before close of escrow
Review settlement statement (HUD)
Make sure all loose ends have been finalized
Wish the buyers a happy life in their new home.
