Enough said.|||||||||||||||| Now wall of text|||||||||||||||||||| Erika is the absolute BEST! I will not hesitate to recommend Erika to ANYONE looking to buy a home. Her general approach involved my wife and I walking in and getting a general feel for the home, if the home wasn't as appealing as the photos, we would go ahead and mark it off our list. For the ones that we like, Erika would provide background of the home and call attention to things that could become issues during inspection or things that may need addressed shortly after moving in. I have a background in engineering and am very much a DIY person; Erika was great at addressing things that I had keyed on while walking around and even pointing out things I missed. There was one home that looked GREAT and we thought only had a few issues, turned out to have been a flip (putting lipstick on a pig), the new drywall was cracking, she explained it may indicate active settling; things were not as nice as they appeared at that home. Erika's experience helped us avoid a couple of homes that had a very big potential to become money pits. After looking at a few places and getting a feel for what I felt what repairs and upgrades I would feel comfortable completing, Erika was able to help us find us something that had the features (mostly structural) I wanted that could be affordably updated with the features (mostly cosmetic with a few space requirements) that my wife wanted. Erika worked diligently to provide us as much information as she could on all the homes we liked to help us make our decision; Erika's knowledge on VA financing was enormously helpful when we had questions related to suitability for VA (ones that I thought could be questionable). We were restricted to looking at homes only on the weekends and Erika had NO issue driving us around from just after breakfast to nearly dinner time multiple weekends in a row. After going to nearly 30 homes, we ended up making an offer on one that Erika recommended we look at around the corner from another on our list. Throughout the negotiation period, Erika made sure we were very well informed on what to expect and possible outcomes. We made an offer that was in line with the value in the area but was pretty far below what the seller was asking, after a few counters we proceeded with the sale knowing that the seller would make no repairs at the price we were offering; Erika made sure were fully aware of all risks with our "As is" offer. Again, I will not hesitate to recommend Erika to ANYONE looking to buy a home. She was extremely professional and attentive throughout the entire process (even when we "NOPE"ed out of a home after having termites fall down on her from an open door), was always available to answer question (like when we would email or text late at night expecting a reply sometime the next morning). Erika, thank you for the wonderful experience (and sorry about the crappy stories we made you listen to)!
