Chaffee County Real Estate Market Update: Oct 2020

To briefly summarize the numbers for you though, the home inventory in Chaffee County is still declining (especially in Salida) and since our demand isn’t wavering, our prices are continuing to rise. Additionally, the number of units sold is increasing compared to last year. Meaning, the few homes that are on the market are selling…hint, hint for you sellers out there.
The Median Sales Price for a home in Chaffee County is now $397,054, an 11.5% increase compared to last year. If we look at towns individually, Salida’s Year to Date Median Closed Price is up 10% from 2019 at $479,500 (compared to $435k) and Buena Vista’s Year to Date Median Closed Price is up 4% from 2019 at $385,000 (compared to $369k).
Traditionally the winter months slow down in real estate; however, as we all know, this year is anything but traditional. With the extremely low mortgage interest rates and continued demand for thriving communities outside metropolitan areas, numbers aren’t indicating much of a slowdown this season.
