A *NEW* Buyers Market? In the recent onslaught of Short Sales and REO/Foreclosures, Buyers are finding they can purchase great homes if they are willing to wade through the processes of bank approvals and regulations. If you are interested in purchasing a short sale, be aware that, on average, it can take from 90-120 days to close. However, the pruchase price of that short sale could be very favorable to the Buyer. Foreclosures or REO (Real Estate Owned) are available at discounted prices as well. These are properties that have been repossessed by the bank and the bank, or asset manager, has placed the property to be sold. Often times these properties have been vacant for some time and may show some wear and tear, however, as of recent, the banks have been very cognisent of the negative impact a vacant home has in neighborhoods and have taken great strides to maintain these properties and even do the initial repairs. Sometimes the banks have fully renovated the property in an effort to recoup their losses.
