Smaller bath and kitchen projects to consider

Smaller bath and kitchen projects to consider

June 28, 2011

Homeowners looking to sell a home sometimes consider renovation projects, which could help improve the value of their home and its overall appeal to interested home buyers. However, some may not have it in the budget to do a full-scale remodeling of their kitchen or bathroom - two areas that are normally prime targets for a renovation. The National Association of Realtors (NAR) reports there are a few low-cost projects to consider that may help a home seller's property stand out on the home buying market.

Surfaces

According to NAR, there are a few ways to update counters and surfaces in both a kitchen and bathroom for a cost-effective price. The National Kitchen and Bath Association (NKBA) reports the price of granite has actually become more affordable in recent years, making it a practical solution for those looking to update out-of-style kitchen counters. NAR reports there are even kits that can make laminate or ceramic
countertops resemble granite. Those living in a home with a modern motif may want to consider a liquid stainless steel finish atop their laminate countertop, NAR reports.

Similarly, homeowners whose bathroom surfaces are an unattractive color may want to hire a contractor to refinish those surfaces to a neutral white, NAR reports. Doing so can offer homeowners a bathroom that looks brand new at the cost of only a couple hundred dollars, according to NAR.

Cabinets

Kitchen cabinets that are still in good shape may be a strong candidate for an updated look, NAR reports. Installing new handles or knobs is one cheap and easy way to transform a kitchen, and painting or refinishing darker cabinets to a more neutral color can brighten the room and make it all the more inviting. If a homeowner finds they must replace their cabinets, they should lean toward taller units that offer more storage, reports House Logic. That will provide more useful space and even
eliminate the chore of dusting cabinet tops.

Fixtures

A new bathroom mirror can upgrade the room at a low cost, NAR reports. Additionally, homeowners will want to make sure their bathroom faucets match the finish and color of their lighting fixtures, with brushed nickel, polished chrome and satin nickel considered the most popular finishes, according to NAR. House Logic reports task lighting in the kitchen - fixtures that are installed directly above key areas, like the
sink, stove and prep area - is both practical and attractive, though it might be a more costly project.
