Repainting a home's interior before selling

Repainting a home's interior before selling

August 5, 2011

According to AOL Real Estate, many real estate agents recommend that clients take the time to put up a fresh coat of paint in their homes. A recent national survey found that the average price to repaint the interior walls of a home fell between $500 and $750.

However, homeowners who repaint can expect as much as a 250 percent return on investment, as a home with a recently repainted interior can increase the building's price by $1,500 to $2,000.

Prepping a home for show

The article recommends removing all personal touches when selling a home. By using a neutral-colored palette, potential buyers can find it easier to visualize how their own personal tastes could be incorporated into the house. All rooms of the house should be repainted, particularly those that are decorated with wallpaper.

Choosing colors for different rooms

According to AOL Real Estate, colors like red, orange and yellow are good for kitchens, as they relate to food in most people's minds. However, it's important to keep them on the neutral side and avoid overly bright or florescent colors.

Bathrooms that are small benefit from lighter paint colors, which can help smaller rooms appear more spacious. If the bathroom floor is tiled, select a paint color for the walls that matches the floor, AOL Real Estate recommends.

When repainting the bedroom, AOL Real Estate reports that it's a good idea to steer clear of bright colors. The bedroom is often viewed as a refuge and neutral colors normally work best. If the master bedroom has a connecting bathroom, consider choosing complementary colors for both rooms.

The only room in which bolder and brighter colors are usually acceptable is in a home office, according to AOL Real Estate. Colors that create an amicable atmosphere for working and relaxing, such as browns and blues, work well in most home offices.

Other rooms of the home

Despite what many people would think, AOL Real Estate strongly recommends against using white paint to decorate a room. White is bright and not neutral. In other rooms of the home, pale beiges, light blues and salmon-hued paints are a much better alternative to white. For the garage and basement, it suggests covering up concrete areas with warmer neutral colors, such as gold.
