TLC reports adding green features to a home can be a unique way for homeowners to raise their property's value and create an attracting feature for prospective home buyers should homeowners ever decide to put their home on the market.
According to HouseLogic, these are some green features that can increase a home's value while also provide property owners with some energy savings.
Cool roof
On a 100 degree day, HouseLogic reports the average roof can become ever hotter than the temperature outside. Adding environmentally friendly roofing material that can turn away that heat instead of absorb it could be helpful to homeowners.
Composition or metal shingles which are Energy Star-approved are ideal for cool roofs, according to HouseLogic, as they can substantially reduce heat intake. The U.S. Department of Energy reports having a cool roof can lower a homeowner's air conditioning costs by up to 15 percent in many cases.
Skylight
Many homeowners waste considerable amounts of energy in their homes by keeping lights on for extended periods. HouseLogic reports homeowners with dark interiors may want to add a tubular skylight to their homes so they can conserve electricity and save on their monthly bills.
These skylights often cost around $150 to $400, according to HouseLogic, so homeowners should shop around to make sure they find the best deal. A tax credit may be available for homeowners who add a skylight to their homes, HouseLogic reports, so they should check with the local, state or federal government to see if they are eligible.
Roof garden
Homeowners with flat roofs could create a garden on their roof, according to HouseLogic. While it's more popular in Europe, the trend is catching on with many American homeowners. Plus, HouseLogic reports a roof garden could better insulate a home, saving homeowners on their heating bills during the colder months. Additionally, a garden could prevent flooding by limiting storm runoff.
Plastic gardening grids fit together best, HouseLogic reports, and can be purchased for roughly $15 to $30 a square foot. Though the cost may seem high, homeowners planning to stay in their homes for years to come should see considerable savings in addition to fresh food.
