Working with a Professional Realtor®

When you hear the term “REALTOR®” it refers to a licensed real estate professional like myself who is a member of a local real estate board, as well as the Canadian Real Estate Association (CREA) and the Ontario Real Estate Association (OREA).  Not all licensed or registered brokers or salespeople are REALTORS®. The term REALTOR® is a trademark identifying real estate licensees in Canada who are members of The Canadian Real Estate Association (CREA).

REALTORS® adhere to a strict Code of Ethics and Standards of Business Practice. The code of ethics is a firm set of rules, describing what kind of performance you have a right to expect from a REALTOR®. It's your guarantee of professional conduct and the best in service.  When you work with a REALTOR you can expect strict adherence to provincial law as well as to a national code of ethics – ensuring you’ll receive the highest level of service, honesty and integrity.

What to expect from a REALTOR®

REALTORS® have considerable knowledge of market values, the properties available in your price range and homes that will match your individual needs.  As your REALTOR® I will:

  • Review your lists of needs and wants in a home, and help you determine the price range of homes you can consider.

  • Answer your questions about the market you’re interested in, and help you compare homes from one neighbourhood to the next.

  • Introduce you to a broad range of possible homes.  I have direct access to the multiple Listing Service (MLS), which provides details on a wide variety of properties in the markets you’re exploring.

  • Preview properties so you’re shown only those homes that fit your budget, and match the list of needs and wants you’ve prepared – a great time saver.

  • Make the appointments to show you candidate homes.  Here’s your chance to ask as many questions as you can about the homes and neighbourhood.

  • Explain the various financing alternatives available and provide up-to-date information on interest rates and mortgage options.

  • Act as a mediator to head off potential conflicts between you and the seller, draw up a legally binding contract and assist you with all details required to complete the transaction successfully.

Since you’ll be working closely with a REALTOR® for weeks or perhaps months, it makes sense to choose one you feel comfortable with – someone who listens to what you have to say, asks intelligent questions and shows a genuine interest in helping you.

House hunting with your REALTOR®

As you visit and react to each home you see, your REALTOR® will have an increasingly better idea of what you want and don’t want, and will refine the search process until you find the house that is just right for you.  The important thing is to remain objective and avoid letting a particular feature affect your judgment about an entire home.

After you’ve toured a few homes, you may find it difficult to distinguish one from another.  This is particularly true if you’ve looked at a number of homes with similar floor plans in the same neighbourhood.  I provide my clients with tour sheets of each home which provides you with some details of each property and allows you space to make notes about each home you visit.  This is a clever way to avoid confusion.
